The fast-growing community of North Irvine is one of Southern California's favorite family destinations. Located in central Orange County, Irvine is one of the nation's largest planned urban communities and encompasses over 47 square miles with a population of some 224,000 residents. That number is projected to hit 266,000 by 2020. State figures show that the city of Irvine was the seventh fastest growing city in the state in 2012. The city is centrally located and connected by the I-5, I-405, and 55 freeways. John Wayne Airport is also just minutes north of the city. The city features a blend of carefully-planned neighborhoods, open space and parks, retails and commercial areas and excellent schools.
The job market and local economy is strong in North Irvine and Irvine in general as the city is home to some of the largest business centers in the country, including the Irvine Spectrum and Irvine business complex. It is estimated that about 8,000 businesses are located in Irvine, providing 170,000 jobs to residents throughout the county.
The northern portion of Irvine has experienced significant development over the past several years with new housing, retail and business campuses added. There are 11 community parks of 10 acres or more in the city as well as 29 neighborhood parks of various sizes. Irvine also has its own fine arts center, adventure playground, nature center, and a dog park.
The North Irvine real estate market is made up of a mix of townhouses and single-family homes that were built over the past 20 years with more developments popping up. The North section of Irvine has some of the best neighborhoods. Woodbridge, one of Irvine's premier neighborhoods, offers homes near the lakes with sale prices starting in the $500,000s. Villages around the Orange County Great Park in North Irvine include The Villages of Irvine, Cypress Village, Portola Springs, Stonegate, Woodbury and Northwood and many others. Located west of the Spectrum is a lovely neighborhood of El Camino Real. Homes in El Camino Real are more affordable compared with Woodbridge with homes listing just below $500,000. Northwood, another great Irvine neighborhood, offers great views of the Santa Ana Mountains and homes in Northwood often have larger lots than in other areas.
